146 Geary is a four story retail building with a 2,748 square feet floor plate. The building was formerly home to the iconic Britex Fabric Store. The store occupied the entire building with a main entry from Geary Street and a secondary entry from Maiden Lane. To meet the challenging and evolving retail environment, the design team strategized with the owner on ways to reposition and reorganize the building from all retail to a mixed use configuration as a way to allow the best and highest uses for the building. The project involved a Change of Use Application for the third ad fourth floors from retail to commercial office, a full shell and core remodel of the building that added a new elevator system and a separate office lobby entering from Maiden Lane. The remaining retail spaces on the ground floor and second floor retained its main entry from Geary Street as well as a secondary entry from Maiden Lane.
