WZ Architecture provided services for Axis Development for the development of 399 Geary near Union Square with Rooftop Restaurant & CVS Pharmacy.

The 399 Geary Street project is a shell and core remodel of the existing 2-story concrete and masonry building, and the addition of a 3rd floor with an open-air roof terrace at the North side. The new 3rd floor facade will principally consist of transparent and opaque glass along both Mason and Geary Streets.

The project maintains the existing structure's massing, material texture, composition, scale and colors. The existing building remains largely unaltered: the existing window bays and arches are retained and repurposed apart of the new architectural expression.

The work consist of full seismic retrofit, 3 new elevators, exit stairs, building systems, and new glass curtain wall systems on both Mason and Geary Streets. The project retains the existing structure's relationship to the property line, and the existing two and three part vertical composition of the building.

The project has received entitlements approval. A high-end restaurant is expect to occupy the second and third floors. Boutique retail stores will occupy the ground floor and lower level.
